You own LP units in the property. Not a timeshare, not a club membership. You benefit from appreciation and can exit through the Luxara Unit Transfer Program - owner-initiated resale of your LP units to a qualified incoming accredited investor at the then-current fair-market value.

Each share comes with owner time you can book any season. Use all of it, some of it, or none. All rental income from the property runs through the LP and distributes quarterly to every unit holder.

The case for ownership

What you actually own when you own a share.

Renting the same place every year is a recurring vacation cost without an asset against it. Each visit pays for access you do not keep. The house was right for the trip. You left. Someone else is in it next week.

With co-ownership you hold a deeded equity interest in a single property through a Canadian Limited Partnership. Your weeks at the property are scheduled through the LP's usage rotation. The weeks you are not there are operated as part of the rental program, with net rental income distributed pro-rata to LP unit holders quarterly. You participate in the property's appreciation. You exit through the Luxara Unit Transfer Program when you choose.

How it works

How deeded co-ownership works.

Each property is held in its own closed-end Canadian Limited Partnership. An Estates share is a subscription for LP units in that partnership - a deeded equity interest in one named property, open to accredited investors under National Instrument 45-106 (NI 45-106). One property, one LP, published terms.

Your owner time is scheduled through the LP's points-based usage rotation - book any season, use all of it or none. The weeks you are not there run through the rental program, and net rental income distributes to unit holders pro-rata each quarter. On-site management handles guests, maintenance, and local logistics.

When you choose to exit, the Luxara Unit Transfer Program facilitates owner-initiated resale of your units to a qualified incoming accredited investor at the then-current fair-market value - 2 to 6 months is typical. Appreciation flows to LP unit holders pro-rata, not to a sponsor.

How is deeded co-ownership different from a timeshare?

An Estates share is LP units in the partnership that owns the property: a deeded equity interest that moves with the asset's value, distributes net rental income quarterly, and is resold at fair-market value when you exit. How does owner time work?

Who can purchase an Estates share?

Accredited investors under National Instrument 45-106 (NI 45-106). An accredited investor in Canada generally has annual income over $200,000 ($300,000 with spouse), net financial assets over $1M, or net assets over $5M.

What does a $250,000 CAD share include?

LP units in the property-owning partnership, points-based owner time, pro-rata participation in net rental income and appreciation, and professional on-site management. The current property is Vista Bahia in Playas del Coco, Costa Rica, operated since 2022.

How do I sell my share?
