The setting

Why Canmore stays scarce.

Canmore operates under a municipal growth boundary that physically limits where development can occur. As of March 2025, the Tourist Home designation that permits properties to operate as continuous short-term rentals is no longer available for new properties outside the Three Sisters Mountain Village area structure plans. Existing Tourist-zoned properties are grandfathered.

Banff National Park drew 4.21 million visitors in fiscal year 2024/25 - the most-visited national park in Canada. Alberta Rockies tourism grew 11.4% in domestic visits in 2024. Provincial visitor spending hit a historic $14.4 billion the same year.

The structural conditions that have produced 76.4% appreciation in Canmore detached and semi-detached home prices since 2019 are not loosening.
